The Building Process

You will receive an enquiry questionnaire and our detailed e-brochure.

Initial Consultation

Meet with Brad the Director of Hards Homes to discuss all of your requirements and possibilities for your new home/renovation. You will also cover the location of the site and any conditions that will need to be considered.

This will also be the time to discuss possible budgets and establish the level of fixtures and finishes that you are hoping to achieve. We will give you guidance with designers/architects and other professional consultants if needed. If you already have your own detailed plans and are ready to start building all of your requirements will be noted in order to prepare a detailed quotation.

General Review & Preliminary Work Agreement

If you feel comfortable with the initial consultation with Brad a preliminary agreement will be put in place to cover some of the costs involved to coordinate all of the information required to put together a very detailed quote. The amount of the preliminary agreement depends on whether or not you have your own plans or we are needing to organise all of the necessary professionals required to prepare all of the information required for a building approval and can also vary depending on the size and the level of finish required on your project. We put a lot of effort into our quotes to ensure that everything you have asked for and what has been showed on the plans are included.

Second Meeting

If you have engaged a designer/architect after the initial consultation a second meeting is required to review your plans and finishes to enable us to compile a detailed quote.

Final Documentation

Once you happy with all the plans and upon acceptance of our detailed proposal final documentation is presented, which includes a detailed specification and a residential building contract which is all to be signed by both parties. Upon signing the contract a deposit will need to be paid. Once the deposit has cleared and all necessary insurances are paid and given to the certifier to release the certified building plans. Within two weeks of receiving your deposit you will also receive a detailed schedule for your project.

Construction Begins

Once construction has begun Brad likes to hold regular meetings on site to show you exactly what is happening and discuss all the processes involved in building your project. To achieve Brad’s passion for perfection he enjoys showing our clients these processes. We also find because most clients cannot visualise off the plans this really helps them get a feel for the size and look of their project and often eliminates variations as things can be changed because things can change before they are finished.

The Finished Product

A pre-hand over walk through of your project is carried out generally a week prior to hand over to ensure that you are completely satisfied with your new home. During this process all necessary certificates are compiled and sent to the certifier so the final certificate can be issued. At the final handover all necessary warranties and instruction manuals as well as keys and remote controls are given to you. Now it’s the time to enjoy your beautiful new home.
